How Long Will It Take To Sell Your Home?

Putting your house on the market can be a lesson in patience and preparation… Too often, homeowners rush to get their home sold, without doing the necessary work beforehand, for example, underestimating the importance of conveyancing, or unwittingly putting off buyers during viewings – and approximately 200,000 sales fall through each year in the UK. And even if you’ve ticked all the boxes, no matter how well prepared you are and well-presented your home is, sometimes you find yourself at the mercy of an immovable property market. The waiting game can be intensely frustrating, especially if you’re hoping to sell up as quickly as possible, but a new online tool could give you a ballpark estimation of how long the process is likely to take and take away some of that uncertainty.

This handy tool shows you the average number of days it takes to sell a home in your chosen city or postcode area. Using data from online property sites, ‘Property Sell-by Dates’ offers an interesting comparison of property sale times across the UK – for example, Sheffield tops the leader board at a mere 11 days, Liverpool contains three postcodes that rank in the top five fastest places to sell a home (15 days), while the B13 postcode in Birmingham is ranked as slowest, overall (761 days) – although it’s worth noting that Birmingham’s B25 area also made the top five fastest at 17 days, suggesting that ‘location, location, location’ really does matter. According to data used by the tool, some of the other hardest places to sell a home are: Cumbria (608 days), Bradford (507 days), Carlisle (435 days), and Poole (338 days).

So what do you do if you’re based in one of the ‘slow’ areas? How do you increase the chances of selling your home and improve those stats?

Firstly, get yourself a free online conveyancing quote and some expert advice from experienced property solicitors before you even begin the process. The conveyancing process is vital if you want your sale to run smoothly as possible, and avoid things falling through.

Next, discover what puts buyers off and get your home prepared for maximum viewing appeal. Look at adding value to your home before you sell, giving your property the edge over others in your area.
